THE SEA ANGEL RENTAL AGREEMENT INFORMATION YEAR ROUND RATES: $3,100 per week Base Rent + $175
Sanitization Fee + Required 10% or $310 City Tax (if less than a 30 Day Rental),
totaling $3,585 per week rent. Stays less than 7
nights are prorated @ $500/night. (4 Night Minimum) Additional
$1,000 Fully Refundable Security/Damage Deposit for all Stays. $350 premium per stay for
all stays during holiday weeks/weekends.

OPTIONS: U.S. cash, personal checks drawn on U.S. banks payable to Faria Family Co., or Credit Card Payments
via PayPal. Use Direct Pay PayPal Link on Page 1 of this website. ***ALL PayPal
payments will incur an additional 3% Paypal fee.*** Foreign guests must arrange payments via PayPal. You

YOU SHOULD BRING: We provide everything you'll need for your stay, as if you were in your own home. You're welcome
to use anything on the premises - food, spices, condiments, tea, coffee, etc. Plan on packing your personal toiletry items
& beach towels, our linens are not allowed off premises. Since we provide only a limited supply of toilet paper, paper
towels, & other dispensable items to get you started on your first day of vacation, you should plan on making a trip to
the grocery store to replenish these items as you need them. There is a Food Market within a 2 1/2 block walking distance
@ Seabright Ave & Murray St; Safeway is located approximately 1 mile away on Soquel Drive near Seabright Avenue. CHILDREN: ARE TO BE SUPERVISED BY ADULTS
AT ALL TIMES. Because the house’s main living area is on the 2nd floor, parents need to know that the glass on the Bay
Window Seat is not tempered, only dual glazed; The 3rd floor loft spiral staircase railings are widely spaced @ 7.5"
apart, and the 2nd story deck has 8.5" spacing in the deck rail, where a small child can crawl between and fall. The
Loft Bedroom Treasure Chest/Toy Box is filled with Toys, some of which may contain small pieces that a small child can choke
on. For **SAFETY** reasons this house MAY NOT BE the most appropriate place for your vacation if you have young or
rambunctious children. There is Safety Rail Netting in the hall linen closet, to tie on the deck rails if you’d
like, but it does not take the place of vigilance with regards to watching your children on the deck, with its wide spacing
on the deck rails. Use it at your own risk, it is unknown if it works, it was left here by a prior guest. Please be advised
that you are making the reservation with the above knowledge at your own risk, and are agreeing to hold the Owner harmless
without any liability. To open Child Proof cabinet locks underneath all sinks, press down on the top wide tab area.

IMPORTANT: We ask
that you LEAVE YOUR SHOES DOWNSTAIRS in order to maintain the carpet clean for the next guest. Absolutely
No PETS allowed. We’re allergic to pet dander, and will know if there was an animal in the house. Per our Rental
Contract, this breach, & some others including the breeches of the NO SMOKING, or the allowing of different
Occupants other than those listed on the contract, will constitute an automatic forfeiture of your security deposit. No INCENSE or CANDLE
BURNING, No NAIL POLISH or REMOVER, No CHEWING GUM, NO HAIR DYE, No PERMANENT MARKERS, & NO RED PUNCH
DRINKS permitted on the premises, as these can cause irreversible damage. No
TAPE or STICKERS permitted on any surfaces. No PARKING allowed on the DRIVEWAY. The Garage Door is to
remain closed while not in use.
***SUNDAY-MONDAY Guests MUST Place Out & Retrieve the 2 Garage
Garbage & Recycling bins, as there is a city ordinance prohibiting them being left out past the pickup days.
The blue recycling bin is for glass, paper, & plastic only*** ***IMPORTANT! Please lock the entry
door to the Garage from the Laundry Room while using the Washer & Dryer, in order to prevent
damage to the Washer & Dryer doors. Both appliance doors open TOWARDS the Garage entry door, and these doors will
interfere with and damage each other if you are not careful***Please feel free to open the LOFT BEDROOM
DOOR for cross ventilation, but DO NOT step onto the roof top area as this is NOT a Deck, & this roof top is NOT SAFE.
The LOCKED STORM DOOR is there for increased ventilation only***You must close
the interior door there at time of Departure*** ***Please DO NOT sit on the COUCH ARMS, as this has caused
them to separate from the couch in the past*** ***IMPORTANT! There are Patio Furniture cushions &
Throw Pillows in the Master bedroom closet. If you'd like to use them, PLEASE wipe down the seat areas of the furniture just before you place them out each time, using the rags located under the kitchen sink, & PLEASE return them Every Night to that closet*** ***It
is ADVISED that children don’t take COCA COLA or Food into the bedrooms or on the living room Window Seat cushion, as
this has caused permanent staining on them by some of the guests in the past*** To use Twin Mattress
underneath the TRUNDLE/DAY BED in Hall Bedroom: Move small heart table between beds into the closet, roll
out mattress frame, using both hands, squeeze release bar with side rail allowing unit to rise. As unit rises, release the
release bar allowing unit to lock in upright position, To lower unit, using both hands, squeeze release bar with side rail
& push downward until unit is locked. There is FILTERED DRINKING WATER inside the refrigerator on the left
side, place cup underneath gray tab and press. MICROWAVE
OVEN Directions: TIME COOK, then time/number of minutes, START. COFFEE
MAKER Directions: To Brew Coffee in the Cuisinart ON DEMAND 1-12 cup Drip COFFEE MAKER, pour water into the right
rear corner. *Use 1 level tablespoon of coffee per 2 cups of coffee into the white filter. The only parts to wash
are the 2 removable interior pieces that fit inside of each other, under the lid. Use their 2 handles for EZ lift out. Use
pouring spout on the corner of this lift up coffee insert to fill the stainless steel CARAFE located in the upper cabinet,
while brewing more coffee. See exterior right side for water level. See round gauge at top front to see how much brewed coffee
is left inside of coffee maker. It must be left clean. SEE DIRECTIONS inside the Sea Angel Binder located on the Window Seat.
Electric HOT WATER KETTLE Directions: To heat up hot water to make Oatmeal, Tea, or instant
coffee, fill kettle with water & press down clear tab; this tab will pop up when water is boiled. ***DO NOT
heat anything else but water in this kettle*** ***Please move the electric Hot Water
Kettle, Coffee Maker, & the Toaster away from upper cabinet while in use, so the steam doesn't damage the base
of the upper wood cabinet.*** ***THE BED COMFORTERS &
Matching PILLOW SHAMS ARE DECORATIVE ONLY, and are Dry Clean only. DO NOT WASH THEM. IF THESE are stained by your guests, they HAVE TO BE DRYCLEANED AFTER YOUR STAY, APPROPRIATE
CHARGES WILL BE DEDUCTED FROM YOUR DEPOSIT***

CLEANING REQUIREMENTS: The property will be inspected &
sanitized after your departure. The Sanitization Fee you have paid will provide for normal sanitizing of the Bed Linens,
Bathrooms, & Flooring after your departure.You should leave the property in the same general condition that you
received it. There will be a Final Check Off List at the house on what to do before your final departure. The Kitchen
must be left clean, including the refrigerator interior being wiped down, and all trash can & trash compactor
contents emptied and discarded into the garage bins. If possible, please leave towels washed & placed back into
the linen closet. You can leave your final small load of towels in the washer or dryer***All sand should
be shaked off towels or clothing prior to inserting them into the WASHING MACHINE or DRYER*** Please
use the SHARED rear patio Outdoor Shower to wash off sand before re-entering the house, but please be respectful
of the Rear Studio Tenant's exclusive use of this patio area back there and keep voices down.
All Dishes, Utensils, Pots & Pans, etc., must
be PRE-RINSED prior to inserting into the Dishwasher. These also must be left clean and placed back into their cupboard. In order to enjoy your vacation until the last minute, You
may of course leave the Dishwasher washing your FINAL load of Dishes, and the Dryer drying your FINAL load of Towels
before your departure. Please do not make the beds or Launder Blankets & Bed Linens as we'll have to launder them again, to confirm
they are fresh for the next guests.
***DO
NOT PUT FOOD SCRAPS INTO TRASH COMPACTOR, IT WILL SMELL BAD & MAY ATTRACT ANTS. USE KITCHEN PANTRY CLOSET
GARBAGE & RECYCLING CANS FOR MOST TRASH. There are 2 labeled s/steel trash cans in the kitchen pantry closet, use
one for Food Related Trash & the other for Recycling items. Please use white garbage bag liners provided there for them.
These, along with all bed & bathroom trash baskets must be emptied into the Garage Bins prior to your departure***
Propane BBQ Grill is only for Guests familiar with its safe usage-use
at your own risk, it MUST BE LEFT CLEAN. Cleaning Rags & Simple Green spray are located in a bucket under
kitchen sink. Wire brush is inside of grill.
PLEASE
NOTE: ***URGENT*** Prior to your Departure, your must TURN OFF
ALL LIGHTS, OVEN RANGE, & HEATER, along with lowering & closing all Window Blinds, locking all Windows &
Doors, including the Loft Bedroom Door, and UNPLUGING the COFFEE MAKER & HOT WATER KETTLE. Please leave garage door opener
on kitchen counter along with the 8 TV/DVD remotes*** Seabright
Beach is patrolled by State Park Rangers, they have the right to inspect your Coolers as NO GLASS or ALCOHOL are allowed
on the Beach. Owner is not responsible
for weather conditions, DSL or utility outages, items left at property by guests, or clogged plumbing. There
is a toilet plunger located under the hall bath vanity. If needed, call Roto Rooter @ 831-425-7669. There is a City of Santa Cruz "No Loud Noise" Ordiance after 10 pm. As this is a residential area, music and voices must
be kept to a moderate level in consideration of neighbors. If police come out to the premises due to loud noise, you will automatically
forfeit any fines charged to us from your deposit. PLEASE be advised that any broken items by your party must be left at the house in its broken condition
and not thrown out, as missing items can constitute a deduction from your security deposit for it's replacement. For a your review, we provide you a custom
RESTAURANT GUIDE binder & a Sea Angel binder with useful information during your stay, including a copy of our website,
a City Map, & Santa Cruz Traveler's Guide Magazine. CANCELLATIONS: Are NOT REFUNDABLE. They are Exchangeable for a different Time Slot, IF you
call AND send us an emailed 30 day notice FROM THE SAME EMAIL ADDRESS YOU RESERVED ON. By reserving, Tenants here in acknowledge that they have read and understand the above
